Our Framework Plan

The proposed development would provide high-quality, much-needed new homes to meet a range of local housing needs, whilst also providing considerable open space, increased biodiversity, and an Eco-park

The site has the capacity to accommodate up to c.435 new homes at a density of between 40-45 homes per developable hectare (dph).  A new community facility could also be included in the south-western corner of the site (highlighted in purple above) directly off Swindon Road, such as a convenience store.

In total, just under 45% of the site would be left undeveloped and dedicated to green infrastructure, including new public open space.  It is envisaged that the new homes would be integrated into the current field pattern, nestled within the existing hedged landscape, with additional new tree planting provided across the site.  Drainage and biodiversity enhancements will be maximised across the eastern section of the site.  Play areas would be provided and there may be the opportunity for some allotments as well.

The section in the centre of the site marked as “potential future development” is in separate ownership. There is a reasonable chance this land could form part of the development in the near future, and the Parameters Plan and technical assessments have been designed to seamlessly integrate our proposals into the area with or without this land.
